Project Overview

Rosewood Court 2 is the new construction of a senior (55+) project constructed on a vacant lot at 5107 – 5121 North 16th Avenue in Phoenix, AZ.

Newport Southwest LLC brought to the area a senior development which includes five units for individuals living with special needs.  The project is located directly across the street from Rosewood Court built the prior year.  The project began construction in June of 2017 and was completed in June of 2018, with residents moving in shortly thereafter.

The three-building project, comprised of two- and three-stories with one elevator and connected by elevated walkways were built on a 0.91-acre lot.  One of the three buildings has been built to Passive House standards.  PH standards call for an ultra-tight building that requires little energy for heating or cooling, as well as improved ventilation to improve air quality. The project consists of 35 units comprised of 30 one-bedroom, and 5 two-bedroom residential living spaces.  All units are restricted to low-income households with incomes at 40%, 50%, and 60% of area median income.  The project also includes 14 open lot surface parking spaces and 21 carport spaces. The carports support solar panels which provide power for the common area electrical needs.

The project includes extensive resident services provided by our non-profit partner, Catholic Charities, and Housing for Hope.  These services include quarterly financial literacy classes, computer classes, transportation services at no cost to residents, health promotion/recreation/wellness and health screenings, to name a few.  The project will also include laundry rooms, community room, outdoor seating, courtyards, picnic area with BBQ, and security cameras.

The project is located in an established mixed-use neighborhood of Phoenix, approximately 5.7 miles north of downtown.  Surrounding land uses include residential and commercial structures.  The site is within proximity to many community amenities and services including shopping, employment, recreation, entertainment, and education establishments.  Phoenix’s Valley Metro offers a light rail station and bus stops within 0.7 miles of the site.
