Project Overview

Sutter Place Apartments is a 47-unit apartment complex located at 5801 Sutter Avenue in the Carmichael area of unincorporated Sacramento County.  All units are deed-restricted affordable housing with an existing Housing Assistance Payment (HAP) contract with the U.S. Department of Housing and Urban Development (HUD). The project receives Section 8 rental subsidies for 100% of the units.

The project was an acquisition and rehabilitation of existing units while preserving affordability. The building was built in 1980 and required extensive rehabilitation, replacement of major systems and upgrading of many features to modern standards, including replacement of appliances with energy-efficient models.

Prior to its acquisition by Domus Development, Sutter Place was an at-risk, 47-unit apartment community located in the Carmichael area of unincorporated Sacramento County.  Under the direction of Domus, the affordability was preserved and extended and Sutter Place was substantially rehabilitated.

The rehab included refurbishing each apartment unit interior with new flooring, cabinets, countertops, appliances, lighting, and plumbing fixtures; modernizing common areas including a new outdoor covered patio off the community room; installing a solar photovoltaic system; water efficient drought-tolerant landscaping; new exterior facade and upgrades to the building’s major systems, many of which had not been updated since original construction in 1980. Sutter Place receives Section 8 rental assistance for 100% of the units, all of which are deed-restricted affordable housing.
