Oak Ridge

Project Overview

Domus’ acquisition of Oak Ridge Senior Apartments prevented this project from converting to market-rate rents and preserved 35 units of essential affordable senior housing. Domus acquired Oak Ridge in order to substantially rehabilitate and preserve the housing as a low-income senior development.

Located within a charming residential neighborhood in Sonoma, the project is comprised of ten separate one-story buildings on approximately 3 acres. The project consists of 30 one-bedroom and 5 two-bedroom apartments.

The rehabilitated property consists of updated units for the seniors, ADA improvements throughout the complex, and improved community space.

La Almenara

Project Overview

La Almenara grew out of a public-private partnership to address the foreclosure crisis in the City of Pittsburg. Domus provided development, finance, and construction management expertise in replacing abandoned and foreclosed properties with safe, affordable dwelling units.

La Almenara is part of an effort which aims to mitigate the negative impacts of the housing crisis by strategically developing multiple scattered sites throughout downtown Pittsburg, all of which were foreclosed and abandoned.

A partnership with the City of Pittsburg successfully leveraged federal Neighborhood Stabilization Program funding with Low Income Housing Tax Credits to create a twenty-unit complex at the Corner of 10th and Beacon Streets.  This partnership was awarded by the Association of Bay Area Governments in 2014.

Santa Fe Commons

Project Overview

Santa Fe Commons is a scattered-sites project that replaced a series of abandoned and foreclosed properties with new housing using Neighborhood Stabilization funds. In 2014, the Association of Bay Area Governments awarded Domus Development and the City of Pittsburg a Public-Private Partnership Award Honorable Mention for their continued collaboration.

Domus partnered with the City of Pittsburg to mitigate the negative impacts of the housing crisis by strategically developing five scattered sites throughout downtown Pittsburg, all of which were foreclosed and abandoned.

The project brings ten units within five new duplexes to 9th Street and Santa Fe Avenue. This project meets the housing needs of the city and replaces blight with high-quality, affordable housing.

Citrus Commons

Project Overview

When the owner of this at-risk property could not close a sale with another affordable housing developer, Domus was able to step in to make the deal work and preserve the project’s affordability.

Located in the picturesque City of Cloverdale in northern Sonoma County, Citrus Commons consists of 28 senior apartments and 4  family units. Domus acquired Citrus Commons in order to rehabilitate the property and maintain its affordability.

In addition to interior and exterior renovations, Domus added a manager’s office to the property, as well as new laundry and community rooms for the tenants.

Sutter Place Apartments

Project Overview

Sutter Place Apartments is a 47-unit apartment complex located at 5801 Sutter Avenue in the Carmichael area of unincorporated Sacramento County.  All units are deed-restricted affordable housing with an existing Housing Assistance Payment (HAP) contract with the U.S. Department of Housing and Urban Development (HUD). The project receives Section 8 rental subsidies for 100% of the units.

The project was an acquisition and rehabilitation of existing units while preserving affordability. The building was built in 1980 and required extensive rehabilitation, replacement of major systems and upgrading of many features to modern standards, including replacement of appliances with energy-efficient models.

Prior to its acquisition by Domus Development, Sutter Place was an at-risk, 47-unit apartment community located in the Carmichael area of unincorporated Sacramento County.  Under the direction of Domus, the affordability was preserved and extended and Sutter Place was substantially rehabilitated.

The rehab included refurbishing each apartment unit interior with new flooring, cabinets, countertops, appliances, lighting, and plumbing fixtures; modernizing common areas including a new outdoor covered patio off the community room; installing a solar photovoltaic system; water efficient drought-tolerant landscaping; new exterior facade and upgrades to the building’s major systems, many of which had not been updated since original construction in 1980. Sutter Place receives Section 8 rental assistance for 100% of the units, all of which are deed-restricted affordable housing.

Garden Village

Project Overview

Garden Village is a model of how to create healthy housing. The development was the first project in the country to implement a new HUD Section 811 Project Rental Assistance program that enables disabled individuals to transition from nursing homes and other institutions to independent living.

These residents benefit from an array of community-based services that are tailored to their needs. The project grew out of the renovation of a troubled apartment complex. Domus worked with the lending institution and several municipal agencies to acquire and rehabilitate a property that suffered from crime, mold damage, and severe disrepair.

Domus created a financing structure that preserved affordability and funded critically important repairs and renovations. Garden Village includes several improvements to accommodate families by creating a new, expanded community center, offering a free after-school program, replacing a playground, creating community gardens, and reconfiguring some existing units into three-bedroom apartments to house large families.

Residents will benefit from a pool, new community center, two new playgrounds, free on-site after-school program, and health and wellness classes for adults. The development was the first in the state to be awarded HUD 811 housing vouchers for disabled adults, and it was one of the first developments in the country to implement this voucher program.
