Project Overview

Rosewood Court 2 is the new construction of a senior (55+) project constructed on a vacant lot at 5107 – 5121 North 16th Avenue in Phoenix, AZ.

Newport Southwest LLC brought to the area a senior development which includes five units for individuals living with special needs.  The project is located directly across the street from Rosewood Court built the prior year.  The project began construction in June of 2017 and was completed in June of 2018, with residents moving in shortly thereafter.

The three-building project, comprised of two- and three-stories with one elevator and connected by elevated walkways were built on a 0.91-acre lot.  One of the three buildings has been built to Passive House standards.  PH standards call for an ultra-tight building that requires little energy for heating or cooling, as well as improved ventilation to improve air quality. The project consists of 35 units comprised of 30 one-bedroom, and 5 two-bedroom residential living spaces.  All units are restricted to low-income households with incomes at 40%, 50%, and 60% of area median income.  The project also includes 14 open lot surface parking spaces and 21 carport spaces. The carports support solar panels which provide power for the common area electrical needs.

The project includes extensive resident services provided by our non-profit partner, Catholic Charities, and Housing for Hope.  These services include quarterly financial literacy classes, computer classes, transportation services at no cost to residents, health promotion/recreation/wellness and health screenings, to name a few.  The project will also include laundry rooms, community room, outdoor seating, courtyards, picnic area with BBQ, and security cameras.

The project is located in an established mixed-use neighborhood of Phoenix, approximately 5.7 miles north of downtown.  Surrounding land uses include residential and commercial structures.  The site is within proximity to many community amenities and services including shopping, employment, recreation, entertainment, and education establishments.  Phoenix’s Valley Metro offers a light rail station and bus stops within 0.7 miles of the site.

Rosewood I

Project Overview

Rosewood Court is the new construction of a family project constructed on a previous mobile home park site at 5104 North 16th Avenue in Phoenix, AZ.

Newport Southwest LLC brought to the area a multifamily development that includes eleven units for veterans and individuals living with special needs.  The project began construction in September of 2016 and was completed in November of 2017, with residents moving in shortly thereafter.

The ten building project, comprised of townhome and garden-style units in seven two-story and three three-story walk-up buildings was built on a 2.7-acre lot.  The project consists of 50 units comprised of 12 one-bedroom, 22 two-bedroom, and 16 three-bedroom residential living spaces.  All units with the exception of the manager’s unit are restricted to low-income households with incomes at 40%, 50%, and 60% of area median income.  The project also includes 90 open-lot surface parking spaces.

The project includes an on-site property manager and extensive resident services provided by our non-profit partner, Catholic Charities, and Housing for Hope.  These services are programmed daily in a large community center which includes management offices, a lounge, a computer room, social service offices, and classroom/seminar room.  The project will also include a laundry room, playground, multi-purpose sports court, bike storage, courtyard, walking path, and a community garden.

The project is located in an established mixed-use neighborhood of Phoenix, approximately 5.7 miles north of downtown.  Surrounding land uses include residential and commercial structures. The nearby residential neighborhoods consist primarily of single-family homes and apartment buildings that are in good condition and add to the desirability of the area.

The site is within proximity to many community amenities and services including shopping, employment, recreation, entertainment, and education establishments.  Phoenix’s Valley Metro offers a light rail station and bus stops within 0.7 miles of the site.  Overall, the project fits well with surrounding land uses and its proximity to community services will continue to have a positive effect.

Newport at Amphi

Project Overview

Newport at Amphi, which was awarded a reservation of 2019 Low Income Housing Tax Credits by the Arizona Department of Housing, is a 40-unit family project in Tucson, AZ. It will offer 1-, 2-, and 3-bedroom apartments in two three-story buildings on a 1.5-acre site in north-central Tucson on the northwest corner of two major streets, N. Stone Avenue and W. Prince Road.

The apartment design and amenities are particularly designed for households with children. The units are large, allowing for a full range of family activities and living space. Both 2- and 3-bedroom apartments have two full baths, and units will be equipped with washers and dryers. Community amenities include a playground, a teen activity room that can be used for group activities and study sessions, and a separate computer lab.

As a result of the development, several vacant and obsolete structures, including the shell of a former Tucson Electric Power substation, will be demolished and this prominent corner will be returned to productive use.   This corner is served by three high-frequency bus lines and is within walking distance of three public schools and a federally-qualified health center.

A majority of the units will be affordable to households with no more than 50% of the area median income for Pima County, AZ, and ten will be targeted to households with no more than 30% of AMI; this is made possible through project-based rental assistance provided by the City of Tucson’s Housing & Community Development Department.
