Tyler Court

Project Overview

Tyler Court provides 20 units of affordable senior housing in El Monte. This 15,000 square foot site was formerly home to a blighted eyesore along a popular commercial strip.

Domus worked closely with the City of El Monte to develop an architectural and financing plan that would create a high-quality development—quickly. By leveraging tax credits with federal HOME funds, Domus was able to replace the neighborhood eyesore with a certified LEED Platinum craftsman-style building.

Designed by YHLA Architects, the housing development features a community room, terrace and solar panels integrated into the awnings, carports, and roof well. Additional green features include drought-tolerant landscaping, high-efficiency drip irrigation and permeable pavers that filter stormwater and reduce pollutants.

Entrata

Project Overview

Entrata was conceived by the City of Pittsburg as a gateway to the downtown waterfront in Pittsburg, California. Entrata grew out of a joint venture between Domus and the City of Pittsburg to create a mixed-use, mixed-income building in the city’s recently redeveloped downtown.

The project provides 28 residential units — 13 affordable and 15 market rate — as well as ground floor commercial space occupied by municipal administrative offices. The project also includes striking public art by acclaimed environmental artist Topher Delaney.

Garvey Court

Project Overview

Garvey Court represents the first mixed-use development and the first LEED-certified building ever built in the City of El Monte. The project replaces a vacant, blighted site located along a major transportation corridor with 68 residential units for low-income seniors.

The LEED Platinum building includes a comprehensive health and wellness center, a landscaped courtyard with public art fixtures and commercial space on the ground floor. The residential units are restricted to seniors aged 55 and older, with 100 percent of the units restricted to tenants with incomes at or below 50 percent of the area’s median income.

Domus has partnered with the Cleaver Family Wellness Center to offer comprehensive social, recreational and supportive services for the residents of Garvey Court.

Garvey Court breathed new life into a vacant, blighted site located along a major transportation corridor for the San Gabriel Valley. The first mixed-use project in the City of El Monte, Garvey Court features 68 residential units for low-income seniors, a wellness center, and commercial space on the ground floor.

Siena Court

Project Overview

Siena Court is a mixed-use project in downtown Pittsburg that represents a true public-private partnership to revitalize an area decimated by the Great Recession.

The development filled a vacant parcel central to Old Town Pittsburg, providing homes, jobs, and social services in a sustainable building.

Siena Court consists of 111 new affordable apartments for seniors, a senior center offering resident services, as well as approximately 10,000 square feet of ground floor retail along a key downtown commercial corridor.

The significant undertaking at Siena Court also represents the swan song of redevelopment efforts in which the City of Pittsburg Redevelopment Agency leveraged over $21 million in state and private investment with $10.5 million in redevelopment funds to bring Siena Court to fruition.

Siena Court Senior Apartments continue the redevelopment efforts in Downtown Pittsburg by filling a vacant parcel central to Old Town.  The project consists of 110 affordable senior apartments as well as a senior center and ground floor retail along Railroad Avenue.

Green features include accommodations for 100% stormwater runoff retention and an expansive green roof. The property also includes a variety of amenities, including on-site fitness center, library, and community room for educational, recreational, and computer learning classes and case management.

Temple Art Lofts

Project Overview

Temple Art Lofts is a mixed-use development in the heart of downtown Vallejo’s burgeoning Arts and Entertainment District. This community of artists grew out of the historic preservation and adaptive reuse of the 1917 Masonic Temple and 1872 City Hall.

Sitting vacant for years in an economically depressed city left the once-grand edifices dilapidated and inhabited by birds and pests. Now, the historic buildings are home to 29 artists live/work lofts, community art studio, grand performance hall and over 6,000 square feet of ground-floor retail space.

Temple Art Lofts has been honored with a number of awards, including a Preservation Design Award from the California Preservation Foundation and a Growing Smarter Together: Urban Design Award from the Association of Bay Area Governments.

Temple Art Lofts is a key catalyst project in the revitalization of downtown Vallejo. Domus was selected by the City of Vallejo to utilize federal Neighborhood Stabilization Program (NSP) funds aimed at mitigating the effects of the foreclosure crisis.

The historic preservation and adaptive reuse of the 1917 Masonic Temple and adjacent 1872 City Hall building transformed two dilapidated and foreclosed upon buildings into 29 affordable live/work lofts for artists. The project features artist studio space and a fully renovated performance hall.

Ground floor retail space will include a café and office space for nonprofit arts organizations. Collectively, the project creates a true community of artists living and working in the heart of Vallejo’s Arts and Entertainment District.

La Valentina

Project Overview

La Valentina grew out of an assemblage of vacant, blighted parcels on a brownfield site into a vibrant transit village in the heart of Sacramento’s urban core.

The mixed-use, transit-oriented development provides 81 units of much-needed affordable housing to low-income families earning between 30 and 60 percent of the area median income.

Additionally, La Valentina’s ground floor retail spaces are conveniently located directly adjacent to a light rail station, further attracting economic opportunity to this area.

Recognized as a model for smart growth, La Valentina has been the recipient of a number of prestigious awards, including the U.S. Environmental Protection Agency’s National Award for Smart Growth Achievement and the Sacramento Area Council of Governments’ Blueprint Excellence Award.

Looking to reactivate a historic urban neighborhood, Domus built Sacramento’s first true transit-oriented development. The Sacramento Housing and Redevelopment Agency selected Domus through a Request for Proposals process to develop this brownfield site adjacent to the La Valentina Light Rail Station.

Domus also created a pilot project for Sacramento Municipal Utility District’s Homes of the Future Program, creating the first near Net-Zero townhomes in Sacramento. The project implements numerous green building and design elements, and one-third of residents choose to walk, bike, or use transit for their daily commute.

La Valentina serves a range of residents in 81 studio, one-, two-, and three-bedroom units, and offers access to employment centers and urban amenities as well as family-friendly amenities such as parks and a free on-site afterschool program.

Anchor Village

Project Overview

Anchor Village is an infill redevelopment project constructed on the previously vacant site at 601 N. Hunter Street in downtown Stockton, CA.

Domus Development brought a successful high-density mixed-use development to the area, providing supportive affordable housing along with services for veterans at risk of homelessness and individuals living with special needs. The project began construction in March 2017 and was completed in November 2018, with residents moving in shortly after.

The 60,867 square foot, four-story project was built on a 0.7 acre lot and consists of 51 units comprising 39 one-bedroom and 12 two-bedroom residential living spaces. All units with the exception of the manager’s unit are restricted to low-income households. The resulting project residential density is 74.1 units per acre, far exceeding county-wide average density levels of 9 units per acre indicated in the RTP/SCS.

To address the unique needs of the resident population, Anchor Village includes an on-site property manager and resident services. Approximately 8,000 square feet of ground floor community space houses comprehensive resident services, including private rooms for individual counseling, meetings, and other social services. Furthermore, the non-office space is designed for fostering social interaction, including activities, programs and classes for tenants. This space is designed to encourage socialization and a strong sense of community. All common areas are ADA compliant, ensuring accessibility for disabled tenants.

The Anchor Village project further capitalizes on sustainable development practices as a transit-oriented development by providing residents with convenient access via a short walk (half-mile or less) to four San Joaquin Regional Transit District bus stops and the Downtown Transit Center. The project further supports greenhouse gas reductions by reducing parking availability and encouraging multimodal transportation.  In addition to convenient access to local and regional bus transit, the project is within short walking distance to a wide range of goods and services found in the Stockton downtown core.

Southcrest

Project Overview

Southcrest is a HUD Section 8 property with 30 one- and two- bedroom residential units. Prior to the acquisition by Domus, this poorly maintained property was at risk of losing its rent subsidy, which would have displaced many long-term residents.

In  December 2007, Domus acquired Southcrest with the purpose of renovating the property and preserving its affordability for the future. With assistance from the  City of Sacramento, Domus was able to preserve this housing resource and renew its rent subsidy.

Upgrades and improvements include a new manager’s office, laundry room, and community room with a computer learning center. Domus also converted two of the units to fully ADA accessible and vision/hearing impaired units.

Northland Village

Project Overview

Prior to the acquisition by Domus, Northland Village was a neglected property and was at risk of losing its rent subsidy, which would have displaced hundreds of residents. Domus preserved this essential housing resource through a layered funding strategy that included a project-based Section 8 contract.

Northland Village is a HUD Section 8 property with 144 family units housed in 32 separate buildings. Domus acquired Northland in March 2005 with the goal of renovating the property while maintaining its affordability for the future.

Improvements include two new community rooms — one with a new manager’s unit and the other with a computer learning center — two playgrounds and a basketball court for the many children who live at Northland Village.

Oak Ridge

Project Overview

Domus’ acquisition of Oak Ridge Senior Apartments prevented this project from converting to market-rate rents and preserved 35 units of essential affordable senior housing. Domus acquired Oak Ridge in order to substantially rehabilitate and preserve the housing as a low-income senior development.

Located within a charming residential neighborhood in Sonoma, the project is comprised of ten separate one-story buildings on approximately 3 acres. The project consists of 30 one-bedroom and 5 two-bedroom apartments.

The rehabilitated property consists of updated units for the seniors, ADA improvements throughout the complex, and improved community space.
